Even though it needed a lot of work, the location of this 1950’s ranch appealed to the homeowners. The project scope included a deep energy retrofit, comprehensive remodeling and an addition.  Our work included rectifying a flipper’s mistakes, dramatically improving energy performance, re-imaging the exterior, providing an outdoor living space and modernizing living space, bathrooms and the kitchen.

This 1917 historic home is located in the Meridian Street Historic District in Indianapolis Indiana. The corridor is lined with many pre-war grand homes and is considered one of the ‘Great Streets’ in America. When my client purchased the home it had been vacant for 5-years and was is disrepair. A comprehensive renovation of the home was completed that included cleaning the brick, resetting the tile roof, restoration of the wood windows, re-opening the front porch, new mechanical/plumbing/electrical, new kitchen/keeping room, insulation, structural repairs and landscaping. The renovation plan submitted to the Meridian Street Preservation commission was quickly approved and described as thoughtful and comprehensive.

Building on top of a 3-car garage made it possible for this Owner to add a grand master suite to their home.  This addition was part of this homeowner’s remodeling goals. The design solution included a unified approach to recladding the street facades of this prime corner property with new siding and stone. The traditional design theme includes brackets, rustic stone, a balcony, skylights, clearstory windows, dome and vaulted ceiling. 

An accomplished DIY that had already completed extensive remodeling in the existing home, the homeowner asked to play a role in the construction of the addition. His role included working on the framing and exterior trim crew. The owner is currently working on completing the interior of the addition.

Sometimes you can’t do it all at once. That is when a Master Plan helps an owner achieve a grander design scheme as cash flow and other limiters allow. Implemented incrementally by a skilled DIY owner, the family is living through the transformation of this 1978 ranch into a high style craftsman showpiece. The Master Plan includes replacing most wood trim, adding wainscoting, replacing/enhancing the fireplace mantel, crown molding/ceiling trim, new lighting with dimmers, built-ins throughout the home, upgrading existing kitchen cabinets, installing hardwood/tile flooring, adding a master bedroom bath/closet addition, upgrading guest bathrooms, and replacing all interior/exterior doors. Outside improvements include new windows, bays, rafter tails, front door and lighting. Living through a whole house renovation is not for everyone; but it meets the aesthetic and financial goals of this owner.
